Loan Programs

Financing built around the deal in front of you

Every program is underwritten in-house, against the actual scope of work and exit strategy — not a one-size product stretched across three use cases.

Business-purpose lending only. Lendly Capital funds non-owner-occupied, business-purpose loans for investment properties only. We do not offer conventional residential mortgages or consumer-purpose financing of any kind.

Bridge Loans

Short-term capital to acquire or reposition a property while permanent financing, a refinance, or a sale comes together. Use it to win a competitive deal with certainty of close, then transition to long-term financing on your timeline.

Best for investors who need to move faster than conventional financing allows, or whose property doesn't yet qualify for a traditional loan.

Common Questions

Before you apply

What credit score do I need?

We underwrite primarily against the deal and the borrower's real estate experience, not a credit score threshold. A conversation with your representative is the fastest way to know where you stand.

Do you lend to first-time investors?

Yes, on a case-by-case basis, typically with a general contractor or experienced partner attached to the project.

What documentation do you require?

A purchase contract or property details, a scope of work with budget, and basic entity documentation. Your representative will send a checklist specific to your file.

Can I get an extension if the project runs long?

Extensions are evaluated individually based on project progress and are not automatic — talk to your representative as early as possible if timing is at risk.
